Financial Analysis

PCVI analyzes property cash flows and creates detailed pro forma models. We review entity level and property financial statements. We examine debt service coverage ratios, loan-to-value ratios, capitalization rates, net leases, gross leases, contract rents, percentage rents, operating expenses and capital expenditures.

PCVI reviews the financial performance of owned properties and those targeted for acquisition. Our experience includes hotels, resorts, office, multi-family, residential income (1-4 units), retail and mixed-use. We also provide periodic reviews of property management reports on site as owner representatives.
