Valuations

PCVI conducts feasibility studies to evaluate and analyze the potential of a proposed project or a currently owned asset through extensive investigation and research to determine value. We incorporate historical market data, published current data and projections and data gathered by direct interviews.

PCVI bases valuations on many critical factors such as current and planned supply increases, existing and future demand generators, vacancy rates, submarket lifecycle, zoning / master plan and cash flow. Replacement, income and sales approaches are quantified to provide a comprehensive analysis of value.
